New Build Dwellings at Cauldwell Hall Road, Ipswich, Suffolk

The construction at Cauldwell Hall Road, Ipswich, Suffolk was awarded under a competitive tender as a traditional contract and secured by Elliston, Steady & Hawes. The project involved the demolition of the existing funeral parlour, removal of hazardous material and the construction of 5nr new build dwellings on behalf of the East of England Cooperative Society.

The site was surrounded by residential properties and the local Church, situated in a very busy East Ipswich residential area which had many logistical challenges to overcome to enable the successful construction.

Each of the properties features triple-glazed windows, fitted kitchens and bathrooms, private gardens and parking. The two semi-detached, three bed homes come with en-suite bathrooms, whilst the three detached homes come with studies and unique stairwell features.

Because of careful build sequencing and build methodology being adopted, the project was a great success, presented to the client on programme and snag free and as a result was fully occupied within the first week.

Mr Tony Robinson (Head of Building Services - East of England Cooperative Society) said:

“ESH completed this challenging project with some aplomb. A difficult, tight site with lots of inherited issues, it is fair to say ESH’s construction skills were tested to the full. They overcame anything that came their way and were very approachable throughout the project. The final account was quickly (and painlessly) agreed.

We were that impressed with the way ESH do business, that we quickly offered them another project in a nearby town.  We hope that we can continue the excellent working relationship we have developed for many years to come.

ESH ethos is second to none and is to be commended!”
