West Suffolk Hospital NHS Foundation Trust - Phase 3 Theatre Storage

Working in partnership with the NHS Foundation Trust, KLH Architects, Castons, Johns Slater and Haward and MLM Group (now Sweco UK), Elliston Steady & Hawes was contracted in 2021 to undertake reinforced autoclaved aerated concrete (RAAC) remedial works and associated internal refurbishment at West Suffolk NHS Foundation Trust in Bury St. Edmunds.

10,000 roof planks sit across the West Suffolk Hospital site with approximately 5,500 planks within the walls. Some of the roof and wall areas use a type of concrete plank popular in the 1970s. These were intended to last around 30 years but at point of remedial works, were nearly 50 years old (NHS Green Sheet dated 13th August 2021).

As part of the major maintenance programme in relation to failing RAAC roof and wall systems, the project was procured under a competitive tender. We mobilized on site within a 2 week period to enable a fast-track completion. With the support of our supply chain, we tackled asbestos remediation and successfully delivered a long-term failsafe roof support programme.

Our team worked closely with the Trust and the wider design consultants to coordinate the required service shutdowns, all within the vicinity of a live working hospital and operating theatres, to successfully deliver the scheme within the allocated time and budget constraints.

RAAC can be found in all building types, not just NHS buildings. This light weight concrete that was used extensively in roof, wall and floor constructions from the post-war period right up until the mid-1990's and will continue to present problems as its life span elapses. It is important to place the trust of remedial works with a contractor with a proven track record of delivery and success.
